One signature, zero proof.
A move-out report signed by a relative, without written authority, proves nothing.
In a dispute over a deposit, the move-out inspection report had been signed by a relative of the tenant, with no written power of attorney. The Cour de cassation ruled that such a report has no value, because the tenant was not validly represented at the inspection.
Lesson: have the inspection report signed by the tenant in person, or by someone with written authority, and keep dated photos as backup.
